When the Lewes Coastal Club opened in 2015, it became one of the best new neighborhoods in Delaware. It was modeled after some of Florida's most successful private communities, and Schell Brothers and NV Homes designed the beautiful homes there.
Just west of Route 1, Coastal Club is like a miniature Disneyland. It has indoor and outdoor pools (including Delaware's first swim-up pool bar), a kids' splash park with interactive fountains and a pirate ship, and a Southern-style mansion with waterfalls.
As a backdrop, the neighborhood has miles of walking paths through the forest, tennis and pickleball courts, a coffee shop, a fitness center, a woodshop, an arts and crafts center, a community garden, a farmstand, and dog parks—a truly luxurious way of life.
2. Cannery Village, Milton

Cannery Village is a picture-perfect slice of modern suburbia with white picket fences. It is on the grounds of the famous Dogfish Head Brewery.
The new community has cheap Colonial-style family homes and a lot of extras, like a clubhouse lounge, a fitness center, indoor and outdoor pools, and small parks all over the neighborhood. Downtown Milton, where there are restaurants, a library, and a theater, is just a short walk away.
Did we say that there was a brewery right next door? It's almost like the people who live there never have to leave.
3. Chestnut Ridge, Magnolia

Downtown Magnolia is just a mile long and a mile broad. It's not very large. This neighborhood lies on the very west side, and you can cross into Felton right next to it. As a result, it's a quiet little town.
But don't put it off just yet. Not in Chestnut Ridge, a neighborhood of 500 homes with a mix of newer and not-so-new homes priced between $250,000 and $550,000. This 15-year project, which was just completed, has residences with light, open-concept living and kitchen spaces and built-in themed bookcases.
The facilities are excellent. They offer a clubhouse, a pool, walking trails, and tennis courts. We appreciate the vibe of this little village; it's only 10 minutes from Camden.
Aside from attractive walking pathways, neighbors here get together at playgrounds with basketball, volleyball, and pickleball facilities. Everything here screams “premium!”
4. Windward on the River, Milford

Milford’s city population has grown by 33.68 percent since the 2010 census, and big companies like Bayhealth are still building roots. Seniors, young families, and new employees came in large numbers, and they all needed comfort, amenities, and modern conveniences. The high-end apartment neighborhood of Windward on the River is an excellent example of this.
In southeast Milford, the 256 units range from one-bedroom to three-bedroom apartments with granite countertops and walk-in closets. The rents for these apartments are reasonable. Besides the brand-new building, the main draw here is the feeling of living in a planned community.
Imagine a private clubhouse with a pool like a resort, bocce courts, and a fitness center. This would make it feel like a 55+ community, but there would be no age limit. It's not too far from downtown, and the people there are very nice. It has balconies, looks lovely, is well-lit, and feels safe overall.
